Fun At The Ledges is a spacious 4-bedroom, 4.5-bathroom, 2,692 sq ft villa ideally situated just steps away from the 18th fairway of the Ledges Golf course. This well-designed property boasts a large kitchen and two outdoor living spaces, providing ample room for everyone to enjoy. The main level features the master bedroom and a fantastic, well-equipped kitchen stocked with cooking utensils, making it convenient for guests to dine in during their vacation. Step out onto the lower back patio, complete with a BBQ and outdoor dining area for al fresco meals. Upstairs, there's additional outdoor patio space on the upper balcony, featuring a seating area with lounge chairs to relax and enjoy one of the best views of Snow Canyon at any time of the day.

Southern Utah's outdoor attractions, including Snow Canyon (4 miles away) and Zion National Park (49 miles away), offer a breathtaking backdrop for exploration. For nighttime entertainment, catch a play at the Tuacahn theater located just 10 miles away.

  This is a very nice unit. It is new and clean. It is clearly a 5-star property, however, I do have a couple of small issues.
  
  1. If this home is going to be a rental, remove the majority of the knickknacks that clutter the counter surfaces. In some cases, there simply isn’t any room on a dresser, coffee table, bathroom counter, etc. to place any of the renters items. The knickknack are way, way overdone.
  
  2. There is simply no room in the garage to park a vehicle. The owner’s Jeep is almost parked in the middle of the garage, leaving no room for a renter’s vehicle. You can’t park on the street, the driveway barely fits two vehicles, you can’t park in the garage, and the house sleeps 22? How are the 22 supposed to get to and from the rental? (Full disclosure - we didn’t have 22, there were only 7 of us)
  
  3. I appreciate good taste in home decor and a homeowner should be able to decorate any way they choose. BUT if you want to also put the home in a rental inventory, a minimalist decor is best. I can’t help but wonder if Tammy Fay Baker doesn’t own this home. The decor is way over done for a rental.
  
  OK, those are really minor complaints in the grand scheme. The bottom line is, I would definitely rent this property again but I sure would hope I could park in the garage and place my items on a counter surface.
